Single Ply Membrane Flat Roofing

Single ply membranes are the industry standard for modern flat roofing. Lightweight, flexible and extremely durable, they offer superior performance and longevity compared to traditional felt systems. We install mechanically fixed and fully adhered single ply systems for domestic and commercial projects.

Every installation includes proper insulation, tapered systems for positive drainage where needed, and fully welded seams for a completely watertight finish. We use manufacturer-approved techniques and materials to ensure your guarantee is valid.

Single Ply Roofing Services

We install all major single ply membrane systems, tailored to your project requirements.

TPO Roofing

Thermoplastic polyolefin membranes. Hot-air welded seams, excellent UV resistance and fully recyclable. A popular choice for domestic and commercial projects.

PVC Membrane Roofing

PVC single ply membranes with hot-air welded joints. Proven performance, available in a range of colours and thicknesses for different applications.

EPDM Systems

Ethylene propylene diene monomer rubber membranes. Adhesive-bonded with excellent flexibility and a lifespan of 40 years or more.

Mechanically Fixed

Membrane secured with fasteners through insulation into the deck. Suitable for larger roofs and areas with high wind uplift requirements.

Fully Adhered

Membrane bonded directly to the insulation with specialist adhesive. Provides a clean, smooth finish with no exposed fixings.

Warm Roof Systems

Insulation above the deck with the membrane on top. Meets or exceeds current building regulations for thermal performance.

Signs Your Flat Roof Needs Upgrading

If your existing flat roof is showing these signs, a single ply replacement may be the best option:

Existing Roof Issues

  • Multiple areas of repair on a felt or asphalt roof
  • Ponding water that does not drain
  • Blistering, cracking or splitting across the surface
  • Poor insulation causing cold rooms below
  • Condensation problems in the roof structure
  • Previous repairs failing repeatedly

Benefits of Single Ply

  • Welded seams eliminate lap failures
  • Lifespan of 30 to 40 years or more
  • Lightweight, reducing structural load
  • Excellent thermal performance with modern insulation
  • Low maintenance once installed

Single Ply Roofing FAQs

TPO and PVC are both excellent choices for most applications. TPO is fully recyclable and offers good UV resistance, while PVC has a long track record and is available in more colour options. EPDM is preferred for smaller domestic roofs due to its simplicity of installation. We recommend the most appropriate system for each project.

A properly installed single ply roof has a typical lifespan of 30 to 40 years or more. Many manufacturers offer guarantees of 20 to 25 years. The key to longevity is correct installation using manufacturer-approved techniques and materials, which is why choosing an experienced installer matters.

The cost depends on the size of the roof, the membrane system chosen, insulation requirements and access. Single ply is generally more expensive than felt but significantly less expensive than it was ten years ago, and the longer lifespan makes it very cost-effective over time. We provide free surveys and detailed quotations.

In some cases, yes. If the existing deck is sound and level, a new single ply system can be installed over the top. However, if there is moisture in the existing roof build-up or the deck is in poor condition, a full strip-back is usually the better option. We will assess your specific situation during our free survey.

Single ply roofs are very low maintenance. We recommend an annual visual inspection to check for debris around outlets, ensure nothing has damaged the membrane and verify that all edge details and upstands are intact. Beyond that, a properly installed single ply roof should perform without intervention for decades.

Absolutely. Single ply membranes are used on domestic extensions, garages, dormers and outbuildings every day. They are lightweight, quick to install and offer excellent long-term performance. For smaller domestic projects, EPDM rubber is often the most cost-effective single ply option.
