Clay tiles are made from natural clay and fired in a kiln. They have a distinctive colour and texture that improves with age, and they can last 60 years or more. Concrete tiles are machine-made from cement, sand and water. They are generally less expensive, lighter in weight and available in a wider range of profiles, but they tend to have a shorter lifespan of around 30 to 50 years.
Natural slate is a premium product with an unmatched appearance and a lifespan of 75 to 100 years or more. Synthetic slate is significantly cheaper, lighter and easier to work with, with a typical lifespan of 30 to 50 years. For heritage properties, natural slate is usually the appropriate choice. For modern properties or budget-conscious projects, synthetic slate is an excellent alternative.
It depends on the material. Natural slate can last 75 to 100 years, clay tiles 60 to 80 years, and concrete tiles 30 to 50 years. The actual lifespan also depends on the quality of the original installation, the exposure of the property and how well the roof has been maintained.
Current building regulations require mechanical fixing of ridge and hip tiles on new and replacement roofs. Dry ridge systems use clips and rolled ridge pieces instead of mortar. They are more durable, not affected by frost and do not require the ongoing maintenance that mortar-bedded ridges need.

For older properties, we can source reclaimed tiles or find the closest modern equivalent. We always bring samples to site to ensure the best possible match before ordering.
