Spray foam bonds tiles together, blocks ventilation and hides the condition of the roof structure. Without proper ventilation, moisture builds up and can cause condensation, timber decay and mould. It also makes individual tile replacement impossible and significantly complicates any future roofing work. Many mortgage lenders now refuse to lend on properties with spray foam on the roof.
The cost depends on the size of the roof, the type and thickness of foam applied and the condition of the roof structure underneath. A typical domestic property takes three to five days for the foam removal itself. If additional work is needed such as timber replacement, re-battening or re-tiling, the project will take longer. We provide a clear schedule before starting.
Some tiles may be damaged during the removal process, particularly if the foam has bonded strongly or if the tiles are already aged and brittle. We take great care to minimise damage, but replacement tiles may be needed for some areas. We factor this into our quotation.
It is becoming increasingly difficult. Many mortgage lenders will not offer a mortgage on a property with spray foam on the roof, which severely limits your pool of potential buyers. Removing the foam before selling is often the most practical solution and can significantly improve your chances of a successful sale.
Spray foam applied to the underside of roof tiles (between or under the rafters) is the main concern. Spray foam applied to walls or to the underside of a flat roof deck is generally less problematic, though ventilation should still be checked.
