Fascia and Soffit Replacement

Fascia boards support your guttering and seal the gap between the roof edge and the wall. Soffits close the underside of the roof overhang and provide essential ventilation to the roof space. When either fails, water, birds and insects can get into the roof structure.

We replace worn, rotten or damaged fascias and soffits with high-quality UPVC or timber products. Every installation includes proper ventilation, secure fixings and a clean, professional finish that will look good and perform well for decades.

Signs Your Fascias or Soffits Need Replacing

Damaged roofline components are usually visible from ground level:

Fascia Problems

  • Peeling, flaking or blistering paint
  • Visible rot or soft spots in timber
  • Warping, bowing or pulling away from the wall
  • Gaps between fascia board and roof edge
  • Water damage or staining
  • Guttering pulling away due to weak fascia

Soffit Problems

  • Soffits sagging or falling away
  • Holes or gaps attracting birds and insects
  • Paint peeling or discolouration
  • Visible dampness or water staining
  • Lack of ventilation causing loft condensation

Fascia and Soffit FAQs

The cost depends on the size of your property, the material and finish chosen, and whether guttering is being replaced at the same time. UPVC is the most cost-effective option and is suitable for most properties. We provide free surveys and detailed written quotations with no hidden costs.

Good quality UPVC fascias and soffits typically last 20 to 30 years without needing painting or maintenance. They resist rot, insects and UV degradation. The main maintenance required is an occasional wipe down to remove dirt and algae.

We can fit UPVC capping boards over existing timber fascias if the timber underneath is sound. However, if the timber is rotten, we strongly recommend full replacement rather than capping over the problem. Rotten timber behind a cap will continue to deteriorate and can cause the new boards to fail.

Yes, in most cases. Soffits should include ventilation to allow air into the roof space, which helps prevent condensation and moisture build-up. Without adequate ventilation, timber in the roof can decay and insulation can become damp and ineffective. We install ventilated soffits or add eaves vents as part of every replacement.

A typical three to four-bedroom house can be completed in two to three days. If guttering is being replaced at the same time, it may take slightly longer. We always provide a clear schedule before starting.

We recommend it where possible. The guttering needs to come down to access the fascia boards anyway, so combining both jobs avoids double scaffolding costs and ensures everything is properly aligned. It also means the finished result looks consistent and new throughout.
